Is Trading Margin for Volume the Right Housing Bet for Lennar in 2026?

Lennar Corporation LEN is deliberately prioritizing housing volume over near-term margin expansion as affordability challenges continue to weigh on the U.S. housing market. The strategy is increasingly visible in its year-to-date results, raising the question of whether the tradeoff will create stronger long-term returns.

For the nine months ended August 2026, LEN’s home-sale revenues declined 7% year over year to $21.6 billion, as deliveries fell 2% to 58,222 and average selling price (ASP) declined 5% to $372,000. Gross margin contracted to 15.5% from 18%, while SG&A increased to 9.4% of revenues from 8.5%. Financial Services operating earnings also fell to $320.3 million from $476.9 million, reflecting lower mortgage volumes and profit per locked loan.

Still, Lennar’s strategy is generating meaningful operational gains. In the third quarter of fiscal 2026, construction costs fell 6% year over year to approximately $80 per square foot, while cycle time improved to a record 116 days from 126 days a year ago. Completed unsold inventory also declined to 1.8 homes per community. However, the backdrop remains challenging as the U.S. 30-year mortgage rates recently climbed to 7.28% (in September), while September 2026 pending home sales fell 8.5% year over year, underscoring persistent affordability pressure.

Given the current market backdrop, LEN expects fourth-quarter fiscal 2026 deliveries of 22,000-23,000 homes (down from 23,034 in the year-ago quarter) and a gross margin of 15.5-16% (down from 17% in the year-ago quarter). Its land-light model, with 98% of homesites controlled through third parties, supports balance-sheet flexibility.

Lennar’s volume-first strategy is pressuring near-term profitability, but falling construction costs, faster cycle times and disciplined land exposure could make the sacrifice worthwhile if housing affordability eventually improves.

Lennar vs. PulteGroup & D.R. Horton: Balance Between Price & Pace?

Lennar, alongside other renowned homebuilders PulteGroup, Inc. PHM and D.R. Horton, Inc. DHI, are using incentives to navigate a difficult U.S. housing market, but the impact on profitability differs.

LEN is taking the most explicit volume-first approach, using roughly 12% incentives and pricing adjustments to sustain affordability. Meanwhile, PulteGroup is balancing price and pace, with second-quarter 2026 incentives at 10.4% and gross margin at 25%, down from 27% a year ago but up sequentially. Its orders rose 6%, suggesting incentives are supporting demand. D.R. Horton also expects elevated incentives as affordability remains strained, with third-quarter fiscal 2026 closings up 4%, but earnings down 12% and gross margin under pressure.

With mortgage rates recently reaching 7.28%, affordability pressures are likely to persist. Lennar offers stronger volume and cost-efficiency potential, while PulteGroup's higher margins and D.R. Horton's scale provide greater profitability cushions.
